Pricing

How much does a custom shed cost in Charlotte NC?+

Custom sheds from Charlotte Shed Builders range from approximately $3,000 for a basic 8×10 gable to $20,000+ for a large finished studio or workshop. The main cost drivers are size, roof style, feature additions (lofts, extra doors, windows), and finish level (unfinished vs. insulated interior). We provide a detailed written estimate with professional drawings before any work begins — no surprises.

What's included in the price?+

Our price includes all materials (framing lumber, sheathing, siding, roofing, trim, hardware, fasteners), all labor, foundation preparation, and cleanup. We also provide professional design drawings (2D floor plan, wall elevations, roof layout) and a detailed material specification. The only items not included are electrical finish work (which requires a licensed electrician) and concrete slab work (which we coordinate with a concrete contractor if needed).

How does your pricing compare to prefab shed companies?+

Our custom on-site sheds typically cost 10–30% more than a comparable prefab delivered to your property. But a custom build gives you exact-fit dimensions, matched exterior finishes, no delivery access constraints (no fence removal, no crane trucks), proper site-specific foundation, and construction-grade framing instead of factory-assembled panels. For homeowners who plan to keep their shed for 15+ years, custom on-site construction is the better investment.

Do you offer financing?+

We don't currently offer in-house financing. Payment terms are typically 50% deposit at contract signing and 50% upon completion. For larger projects, we can discuss milestone-based payments. Many homeowners use home equity lines of credit (HELOC) or personal loans for shed projects.

Process

What's the process from first call to finished shed?+

Step 1: Free site visit and consultation — we see your property, discuss your needs, and take measurements. Step 2: We design your shed and deliver professional drawings with a detailed written estimate. Step 3: You approve the design and estimate, and we schedule your build. Step 4: We build your shed on-site — most builds take 1–5 days depending on size. Step 5: Final walkthrough, cleanup, and you start using your shed.

How long does it take to build a shed on-site?+

Most sheds are completed in 1–5 days on-site. A basic 8×10 gable takes 1.5–2 days. A 10×12 or 10×16 takes 2–3 days. Larger structures (12×20+) and finished studio builds take 4–8 days. Weather can extend timelines by a day or two — we don't build in rain. From first contact to build day is typically 2–4 weeks depending on schedule and permitting.

Permits & HOA

Do you handle permitting?+

We help with the permitting process. We provide all required drawings, structural details, and site plans that the building department needs. You submit the permit application (as the property owner), and we guide you through the process. In most cases, we can prepare everything you need in one visit. Permit fees vary by county — typically $50–$200 for a shed.

Do I need a permit for a shed in the Charlotte area?+

In Charlotte (Mecklenburg County), sheds under 144 square feet on a non-permanent foundation generally don't require a building permit. Sheds 144 sq ft and larger require a permit. Other counties in our service area (Iredell, Lincoln, Catawba, Union) have similar thresholds. Setback requirements (distance from property lines) apply regardless of size. HOA requirements are separate from county permits and may impose additional restrictions.

What about HOA approval?+

Most Charlotte-area HOAs require architectural review committee (ARC) approval before building a shed. We provide professional drawings, material specifications, and finish samples that satisfy ARC requirements. Common HOA considerations: siding and roofing must match the home, size limits may apply, placement is usually restricted to rear yards, and some styles may be prohibited. We recommend starting the ARC process 2–4 weeks before your target build date.

Design & Customization

Can you match the shed's exterior to my home?+

Yes. We match siding style (lap, board-and-batten, shake), siding color, trim profile, roofing material (architectural shingles to match your home), and paint colors. Matching the home's exterior is standard practice for us — especially important for visible sheds and in HOA neighborhoods.

Do you provide drawings before building?+

Yes. Every project includes professional 2D drawings — floor plan, wall elevations, and roof layout — before we start building. You see exactly what you're getting before approving the build. These drawings also serve as permit documentation and HOA submission materials. This level of documentation is unique to Charlotte Shed Builders — most shed builders in the area work from a handshake and a verbal description.

What sizes do you build?+

We build sheds from 4×8 (lean-to utility enclosures) to 14×24 (large workshops and garages). The most popular sizes are 10×12, 10×16, and 12×16. Size is flexible — we build to your dimensions, not to fixed factory templates. If you need a 9×14 to fit a specific spot, that's what we build.

What shed style should I choose?+

Gable (A-frame) is the most versatile and popular — good for storage, workshops, and general use. Gambrel (barn-style) maximizes overhead space and is best for lofted storage and workshops. Lean-to is ideal for narrow spaces and modern aesthetics. Studio builds are for finished, climate-controlled daily-use spaces. Garage/workshop builds are for vehicles and heavy equipment. We help you choose the right style during the consultation based on your use case, lot, and budget.

Materials & Durability

What materials do you use?+

We use construction-grade materials throughout — pressure-treated lumber for foundation and floor framing, kiln-dried #2 or better SPF (spruce-pine-fir) for wall and roof framing, LP SmartSide or vinyl siding (or to match your home), architectural-grade roofing shingles, and quality hardware and fasteners. We don't cut corners on materials — the same lumber grades used in home construction go into our sheds.

What kind of foundation do your sheds use?+

Our standard foundation is a pressure-treated skid (runner) system on leveled gravel or concrete blocks. This keeps the shed off the ground, prevents moisture damage, and doesn't require a permanent foundation. For larger structures, workshops, and garages, we can build on concrete piers or coordinate concrete slab pouring with a subcontractor. The foundation approach depends on your site conditions, shed size, and local requirements.

How long will a custom shed last?+

A properly built and maintained custom shed lasts 20–30+ years. Pressure-treated foundation framing prevents rot and insect damage. Quality roofing shingles carry 25–30 year warranties. Vinyl and LP SmartSide siding last decades with minimal maintenance. The biggest enemy of shed longevity in the Charlotte area is moisture — our builds include proper ventilation, drainage, and material selection to handle the humid Southeast climate.
