Coordinated or Engaged Separately

  • Foundation (skid/block on smaller builds is usually included; concrete slab, piers, or footings on larger or permitted builds run through a separate licensed contractor)
  • Electrical (typically a separate licensed electrician for circuits, subpanels, and finish wiring; basic outlet rough-in may be included on smaller builds)
  • HVAC (mini-split or ducted system installed by a separate licensed HVAC contractor on finished/insulated builds)
  • Building permit fees and HOA review fees (paid by owner; we provide drawings and help navigate the process)

Warranty

All materials carry the manufacturer’s warranty (roofing shingles: 25–30 years, LP SmartSide siding: 50 years, pressure-treated lumber: lifetime against rot and insects). We pass all manufacturer warranties through to you.

Do you offer financing?+

We don't currently offer in-house financing. Payment terms are 30% deposit at contract signing, 30% at dry-in (framing, roof, sheathing, and WRB complete), 30% at interior finish (insulation and drywall complete on finished builds — or exterior closeout on unfinished storage builds), and 10% final upon punch-list sign-off. Many homeowners use home equity lines of credit (HELOC) or personal loans for shed projects.
