What Affects the Final Price
Size
Larger sheds require more materials and labor. Each additional square foot adds roughly $25–$40 depending on style.
Roof Style
Gambrel (barn-style) costs 15–25% more than gable due to complex framing. Lean-to is the most economical.
Features & Add-ons
Lofts, extra doors, windows, workbenches, roll-up doors, and electrical rough-in each add to the base price.
Finish Level
Unfinished storage sheds are the most affordable. Insulated studio-grade builds with interior finish cost significantly more.
Site Conditions
Flat, accessible sites are straightforward. Slopes, limited access, or needed grading may add to the cost.
Exterior Matching
Custom siding, premium shingle colors, and specialty trim to match your home may add modest cost over standard materials.
Payment Schedule
Deposit
Due at contract signing and site walkthrough complete. Required before materials are ordered.
Dry-in
Due once framing, roof, sheathing, and weather-resistive barrier are installed (framing inspection passed if permitted).
Interior Finish
Due upon insulation and drywall complete on finished builds (insulation inspection passed if permitted). On unfinished storage builds, due at exterior closeout.
Final
Due once punch list is signed off and final inspection passes (if permitted).
We accept card, check, ACH, and Zelle. Card payments subject to 3% processing fee.
Warranty
1-year workmanship warranty on every build. If something we built isn’t right, we’ll fix it at no charge.
All materials carry the manufacturer’s warranty (roofing shingles: 25–30 years, LP SmartSide siding: 50 years, pressure-treated lumber: lifetime against rot and insects). We pass all manufacturer warranties through to you.
Full warranty terms in our construction contract.

Pricing FAQ
How much does a custom shed cost in Charlotte NC?+
Custom sheds from Charlotte Shed Builders range from approximately $15,000 for a basic 8×10 gable to $40,000+ for a large finished studio or workshop. The main cost drivers are size, roof style, feature additions (lofts, extra doors, windows), and finish level (unfinished vs. insulated interior). We provide a detailed written estimate with professional drawings before any work begins — no surprises.
What's included in the price?+
Our construction package always includes wall and roof framing, sheathing, weather-resistive barrier, siding, roofing material, doors and windows installed with flashing and trim, all construction-grade materials, hardware, crew labor, cleanup, professional 2D design drawings, and a 1-year workmanship warranty. Foundation, electrical, and HVAC work depend on project scope: smaller storage builds often roll skid/block foundation and basic finish into one package price, while larger or finished builds typically have you engage a separate licensed concrete contractor, electrician, and HVAC contractor — we provide builder-supplied estimates so you see the full project investment up front. Permit fees and HOA review fees are paid by the owner; we provide all required drawings and help navigate the process.
How does your pricing compare to prefab shed companies?+
Our custom on-site sheds typically cost 10–30% more than a comparable prefab delivered to your property. But a custom build gives you exact-fit dimensions, matched exterior finishes, no delivery access constraints (no fence removal, no crane trucks), proper site-specific foundation, and construction-grade framing instead of factory-assembled panels. For homeowners who plan to keep their shed for 15+ years, custom on-site construction is the better investment.
Do you offer financing?+
We don't currently offer in-house financing. Payment terms are 30% deposit at contract signing, 30% at dry-in (framing, roof, sheathing, and WRB complete), 30% at interior finish (insulation and drywall complete on finished builds — or exterior closeout on unfinished storage builds), and 10% final upon punch-list sign-off. Many homeowners use home equity lines of credit (HELOC) or personal loans for shed projects.
